We spent several months looking for a new home. We moved back to Montana the end of July 2014 and were renting from Signature Park Apartments. We downsized to a two bedroom apartment while we searched for a home. The market had been crazy in Billings for our price range. The average closing time had been less then 48 hours. We had put offers in on 3 different homes that we liked and kept getting beat out by other families. One of the first homes that we lost was really hard for us because someone came in and paid cash just a couple hours before us. After that loss we made sure we had everything in order so that when the time came again we could put in a quicker offer. This home had been on the market for a little over 5 days which was abnormal and it was a little higher then we wanted to pay. But we decided we wanted to go for it. After we put in our offer they had received like 3 more offers. But they decided to go with us because we had all our ducks in a row and we were going through a local bank and everything with our VA loan. So that following week the home was appraised. The home ended up appraising for 12,000 less then what they were originally selling it for. They had counted on the two rooms down stairs being considered bedrooms but they weren't because they didn't have egress windows. Therefore they were only considered finished rooms. They ended up moving forward and the home was sold to us for the cheaper amount. We closed on the home on April 12th for 212,000! The people barely got out on time and the home needed alot of cleaning. For future reference if the home is not cleaned I will be making the realtor pay to have it cleaned!
